Non-Profits - We have enjoyed providing counsel and representation to some local non-profit organizations for a number of years. We assist with employment issues, contracts, real estate, and any number of needs and tasks which are varied and unpredictable.
Landlords, Leases & Evictions - For almost twenty-five years we have represented landlords. Our clients range from the "mom & pop" owners who lease out a garage apartment, to landlords who manage thousands of residential units, to commercial landlords who own and lease shopping center spaces and other properties of a variety of sizes and uses. We assist with drafting leases (residential and commercial), with interpreting lease provisions, and with evictions. (On occasion, we have arranged the labor crew and handled the set-out.) Some of our residential work involves Section 8 properties and properties in other similar programs.
Estate Planning - Wills, Living Wills, Powers of Attorney, and Healthcare Powers of Attorney - with few exceptions, all adults should have these important instruments in place. We are ready to assist with these things, and to provide appropriate guidance and sensitivity in the process. People are often emotional about these tasks, and find it difficult to work on them, resulting sometimes in years of procrastination. We encourage everyone to get these items in place, whether through us, or through another firm.
Probate - In most instances, when a person dies, his estate should be probated. Moving an estate through the Probate Court involves the proper handling and distribution of such things as insurance proceeds, cash, stocks, and similar, as well as the proper transfer of personal property and real estate, all in coordination with the requirements and timelines imposed by the Court and the Probate Code. (The process is usually more complicated if the deceased did not have a Will. Other factors can further complicate the process, such as ownership of property in multiple counties, or even in multiple states.) We are ready to help.
Real Estate Closings - We enjoy helping people with real estate closings - purchases, refinances, family transfers, and home equity lines of credit. In the context of our small practice, we are able to devote more time and attention to our closings; we earnestly do everything we can to make our clients' closings as efficient, convenient and pleasant as possible.
Real Estate Litigation - Real Estate litigation is perhaps the main component of our practice. We represent everyday people in property line disputes, cases involving questions of clear title and ownership, trespass cases, and similar. Our primary work in this area, however, is representing clients who buy properties through tax sales. Most tax sale purchasers determine that they need a "quiet title" action completed for a tax sale property, in order to make the property readily and efficiently marketable. We handle quiet title cases in most of the larger counties in the state, and we have considerable experience in this area.
General Civil - We are happy to hear from potential clients about any need for legal assistance of a civil nature. We will listen to the circumstances, and we will certainly help if we can. If we earnestly determine, however, that our skills and experience are not a good match for the need, then we will candidly so advise.
